As we enter Spring and the seasons change we have noticed the very same can be said about the letting market. There is a desire to change which for many people means a move to a new property is on the cards.
When a property is to be re-let or a new property comes to the market we have always taken the approach that the earlier we market the property the more likely it will be that any void period will be kept to a minimum. This approach is great but what happens when suddenly there is a delay in getting access? It’s simple offer an open house viewing. This means you agree a set date and window of time when interested parties can visit and view the property. Although we have not done viewings on this basis before it has certainly worked in two instances recently. One was a new three bedroom house and the landlord’s re-furbishments were delayed. We had a number of potential tenants interested, we allocated one single hour slot, carried out six viewings and had two applications. The second was two bed property for re-let at £575 per calendar month. We offered an evening viewing window of one hour and carried out nine viewings and received three applications. The buzz was clear and this helped create urgency which is a valuable tool.
